Why investing in German nursing homes:

The market:
In other countries, usally children tend to care of their parents when they are old and in need of help. In Germany, children do often no longer live where their parents live, and there are many people without children or just with one child.
As a result, in the next 20 years, millions of people in Germany have to go to a nursing home. This is the biggest real estate market in Germany.

How it works and why it is easy:

The operator of the nursing home is the tenant and rents the entire nursing home for a fixed amount per month from the comunity of the owners or from a single owner. The rent is paid to the property management, which passes the money on to the owners.
Therefore, you also get rent if your own apartment is empty. If the person to be cared for has no money, in Germany the state has to pay. Thus, the operater will always get his money. Another advantage of investing in nursing homes is that the buyer gets a lease from the tenant that has a minimum of 20 years. In addition, the tenant (operator) must pay the most renovation costs themselves.
The owner can sell his property every time, like a normal property.
